Intro
Stefan and Luc from Top Hat Home Comfort Services’ roofing department
Going over some issue that are common in local roofs



Slide one
We are looking at curled shingles on a mansard roof
It’s a simple repair
Must identify why it happened to prevent it from occurring again.
Water leaking from behind, prevents shingles from setting properly, wind and moisture curl shingles over time.


Slide two
Shingles are decaying at the top of the roof only
Inadequate venting causing shingles to heat up in summer and decay
Need to add venting to south facing roof pitch

Caulking has failed, if left unattended this will cause issues with the interior of your house and roof over time rot/leaking
Many spots on roof need caulking
Chimney flashing
Plumbing vents
Eavestroughing
Most roofing caulk is expected to last 5-10 years and should be checked periodically to ensure it is performing
Very easy repair but very important


Slide four
Eavestrough is starting to pull away from home
Easy repair will make sure that it doesn’t fall and drains properly
If left alone, it will eventually fall off sometimes causing damage to fascia and other parts of the home.

Fascia has blown off house
An easy inexpensive repair
Exposed wood should be covered from elements as soon as possible to prevent rot

Flashing needs to be changed
Not tall enough
Corrosion
Lifted away from roof
Cracking caulking
All of these issues can lead to leaking and deterioration of chimney and roof structure
Also note excessive moss growth, moss will hold moisture and can direct it to the roof interior
Roof should be washed to remove moss growth before it becomes a problem

Flashing should be attached with screws otherwise it will lift over time
Attachment points should be caulked, will rust
Nails in bricks will split bricks and cause chimney to fail prematurely
Insufficient caulking

This is when you know you need a completely new roof
Excessive shingle decay offers very little protection to the house from snow/rain
Gap between roof deck and fascia a direct entry point for water/snow /ice into home as well as animals and insects
Very large wasp nest in attic of this home

Soffit from same house we just looked at
Very rotten from water leaking above
Also notice lack of ventilation
This is a primary reason why roofs fail prematurely, excess heat from the sun gets trapped inside the roof and with no air ventilation the shingles overheat and fall apart

Gaps in soffit can allow insects and animals access to attic
Over time can issues with ventilation for the roof

Valley flashing and eavestrough full of debris
Blockage, especially when frozen will direct water under shingles and cause leaks

Will rust over time
